
The last thing you want to think about is your business going under because you didn’t have enough, or any, coverage. But what would happen if you had to close business for a few months after a loss?
There are many reasons why this would happen, but let’s just assume you experienced a partial fire loss that would have you down for 2-3 months. If you own the building and rebuild the damaged portion it’s got to be up to code. And what if it’s the middle of winter? Is three months enough time to rebuild and get business back to where it was before?
Even if you didn’t own the building, how would you pay the rent at a temporary location and at the old location in the interim? You’ll need additional advertising and promotion to get the word out and that isn’t free either. These unknown expenses begin to surface all over the place!
Consider the following…
- How would you pay the
ongoing expensesat your business, like the lease or utilities, when you have limited or no incoming revenue? - How would you pay your
key employees wageswhile business is down? Do you think they’d go work for your competition in the meantime? - Wouldn’t you want to have an extra pot of cash you could reach into to pay these ongoing expenses and
recoup your lost net income?
According to a recent survey:
- 55% of small-business owners’ policies do NOT have the specific coverage needed to respond to these concerns.
- On average, it takes six months to recover to your current level of operation after a total loss.
- 43% of businesses that experience a serious loss NEVER reopen.
- 8 out of 10 business owners that DO have coverage for these ongoing expenses and lost profits are still
underinsured by 40-50%.
What You Don’t Know
The reason you don’t know about this one particular risk management scenario is that it’s an intangible loss and difficult to imagine. Financial institutions serving as a mortgagee, lenders and creditors usually don’t require you to carry this one particular coverage – even though they should. And even more frustrating, most agents just don’t understand it.
